COURSE DESCRIPTION: A general introduction to real estate as a business and profession. Acquaints the student with a wide range of subjects necessary to the practice of real estate, including license law, ethics, listing and purchase agreements, brokerage, deeds, financing, appraisal, mortgages and property management. In addition, this course will discuss the role of industry participants.
OBJECTIVES:
To introduce students to the many career opportunities in todays complex real estate industry.
To introduce students to the basic principles of law that effect real property consumer, lender and investment decisions.
To introduce students to the fundamentals of local real estate markets and the national and international factors that effect local markets.
To introduce students to the real estate valuation process and its importance to consumers and lenders, alike.
To introduce students to the parties of real estate transactions as well as each partys duties and role.
To introduce students to real estate financing mathematics and the real estate financing industry.
To fulfill a portion of the course requirements necessary for taking state real estate appraisal and brokerage licensing exams.
CLASS MEETINGS: Wednesday @ 6:00 8:40 p.m. in CB 409
TEACHING METHOD: Lecture, discussion, Case Analysis, and simulated application. Examinations use multiple choice, essay and discussion, and quantitative questions.
CONTRACT RATE OF GRADES: Three tests (25% each) will be given during class periods and a 25% final during the scheduled period. The standard 10-point range will be applied.
You may also buy a grade hedge of 15%, allowing you to move a weight of 15% from any one exam to any other exam. Hedges will not be permitted by students who fail to meet the Class Attendance Policy.
Makeup exams will not be given. If you fail to take a test, you may petition in writing that your final exam percentage be increased by the percentage designated for the missed exam. Your petition must state why you missed the exam and be presented to me in person now later than three class days after the date of the missed exam.
If a student disputes or wishes to challenge his or her examination results, a typed formal written petition for relief must be presented to me within three school days of the date those exam results are presented to the class. This petition must state what you want, why you deserve it and be supported by proper documentation. Unless a valid reason exists, all examination results will become final after those three school days.
POLICY ON ATTENDANCE: Prepared class attendance and class participation as well as timely completion of the homework assignments are not optionalthey are required. Consequently, should I elect to scale grades at the end of the term, you will be entitled to a scaled grade only if you have had at least 85% fully prepared class attendance, including timely completion of homework assignments.
DEADLINE FOR WITHDRAWAL: The last day to withdraw and receive a grade of "W" is October 22, 1997.
FINAL EXAM: Wednesday, 12/10/97 @ 6:30-9:00 p.m.
